What AS 4349.1 does and does not cover when you buy
The scope of a pre-purchase inspection, explained honestly.
In short: Knowing what the standard leaves out matters as much as knowing what it covers.
A visual inspection
AS 4349.1 covers readily accessible areas and reports significant items: structural damage, conditions that lead to it and safety hazards.
What sits outside it
Testing of services and appliances, pools, concealed framing, footings below ground, asbestos and mould, and timber pests.
Safety items
Balustrade gaps over 125mm and poor structural connections are reported as safety hazards.
Access
Roof spaces and subfloors are inspected where safe and accessible. Blocked areas are listed.
